Terms of Service

1. What Priowonen does

Priowonen alerts you via WhatsApp or SMS the moment a rental listing goes live at a Dutch real estate agent we monitor. We collect listings directly from agency websites — not via Funda or Pararius.

We're an alert service, not a landlord. We have no influence over who gets the apartment, what the rent is, or when a listing goes online. We only deliver the message.

2. What Priowonen isn't

We're clear about this:

• Not a real estate agent, broker, or rental company
• Not a guarantee that you'll get an apartment — we improve your position, we don't perform miracles
• Not social housing (Woonnet Rijnmond et al.) — we focus on the private market
• Not an aggregator like Funda — we don't show a catalog, we only send alerts

3. Subscription and payment

The Basic subscription costs €14.99 per month. Payment is via iDEAL through Stripe. Your subscription renews automatically every month until you cancel or pause.

You can cancel or pause anytime from your account page. On cancellation you keep access until the end of your current billing period. We don't refund for already-paid periods — you simply keep access until that period ends.

4. Pausing

You can pause your subscription for 1, 2, or 3 months. During a pause you receive no alerts and are not billed. Your subscription automatically resumes on the selected date.

5. Eligibility

You must be 18 or older to use Priowonen. You use the service for yourself — not for resale, scraping, or bulk sharing.

6. What you can't do

Abuse leads to immediate termination without refund. Specifically:

• No scraping or automated retrieval of Priowonen data
• No reselling of Priowonen alerts to third parties
• No multiple accounts with the same phone number
• No attempts to bypass others' opt-ins

7. Availability

We do our best to keep the service available 24/7, but we don't guarantee 100% uptime. Agency sites change, scrapers break, and sometimes there's maintenance. We don't notify you in advance of brief outages.

If the service is down for more than 7 consecutive days through our fault, we credit the missed time as extra subscription days.

8. Liability

We're an alert service. We are not liable for:

• Missing a listing due to a delay in our scraper
• The content of a listing (the agent is responsible)
• An agent's decision about who gets the apartment
• Indirect damages, such as missing out on an apartment

Our maximum liability is limited to the amount you've paid us in the previous 6 months.

9. Changes

We may update these terms. For material changes we will email your registered address at least 30 days before the change takes effect. If you disagree, you can cancel free of charge.

10. Governing law

These terms are governed by Dutch law. Disputes will be brought before the competent court in Rotterdam.
